This important home-buying step can help you understand the need for urgent home repairs or maintenance. There’s just one issue–inspections aren’t guaranteed to discover everything wrong in your new home. The rest is down to you. 

The due diligence process can be daunting. If you aren’t careful, you could end up buying a house that’s not as safe or habitable as you would like. To avoid purchasing pitfalls, read on to learn about house problems that might not show up on your initial home inspection.

# 1 – Sneaky Seasonal Problems

A home inspection only captures one day in the life of your new home. An inspector can’t speak on the condition of your property at different times of the year. 

Let’s say that your inspector visited during the height of summer. The plants were thriving, your property was bone dry and warm. There’s still a possibility that issues like leaks and dampness will creep in when the winter months arrive. 

Stay vigilant and recheck window seals, roof tiles, and so on as the seasons change, regardless of a clean bill of summer health. 

What to Do About Seasonal Problems:

  • Ask sellers for seasonal photos or maintenance logs.
  • Check for condensation stains, mold, or musty smells during viewings.
  • Re-inspect during rain if possible.

# 2 – Dirt Buildup

A general home inspection will take a broad view of your property. It won’t consider things like the cleanliness of hidden corners or pipe work behind the drywall.

You could move into a property with a clean inspection and still notice issues like lint-filled vents and dusty cupboards. This is especially true if a property is empty before you move in with no one to do a final cleanup.

Rodents in your new home pose a problem for everything from general hygiene to wiring and property structure. If you have reason to suspect rodents, it’s vital to conduct investigations and take immediate action. 

#4 – Electrical Gremlins

Surveys often only test visible sockets and lights. Older properties may hide outdated wiring or overloaded circuits, which can become fire hazards or require costly rewiring. Always budget for an electrical inspection if the property is more than 25 years old.
